Industrial automation engineers rarely look at buildings, and building automation engineers rarely look at factories. That is a gap worth standing in. India is adding commercial floor space, hospitals and data centres faster than it is producing engineers who understand direct digital control, BACnet and the sequences of operation that make a building work. The skills overlap with PLC work by about seventy percent.

What a BMS controls

  • HVAC: air handling units, chillers, cooling towers, boilers, pumps, variable air volume boxes. The bulk of the points and the energy.
  • Lighting: schedules, occupancy, daylight dimming.
  • Plumbing: booster pumps, tanks, hot water.
  • Integration: fire alarm interlocks, access control, CCTV, lifts, energy meters. Monitored and interlocked, not controlled, because life-safety systems stay independent.

Architecture: three tiers

  1. Field: sensors (duct temperature, differential pressure, CO2), actuators (damper and valve actuators on 0 to 10 V), VFDs, meters.
  2. Automation: DDC controllers, the building world's PLCs, running the sequences.
  3. Management: the server and clients: graphics, trends, schedules, alarms, reports.

A DDC controller is programmed in function blocks or line code with vendor tools (Honeywell, Siemens Desigo, Johnson Controls Metasys, Schneider EcoStruxure, Trane, Distech). If you have written a PID loop and an interlock in a PLC, you have written most of an AHU sequence.

BACnet, and why it is not Modbus

BACnet (ASHRAE 135) is the open protocol of building automation. Unlike Modbus, which moves registers with no meaning, BACnet defines objects (Analog Input, Binary Output, Schedule, Trend Log) with properties (present value, units, alarm limits), services (read, write, subscribe, who-is discovery) and a priority array so that a manual override, a life-safety command and the normal schedule can all write the same point and the right one wins.

It runs as BACnet/IP over Ethernet and as BACnet MS/TP over RS-485 for field controllers. Modbus still appears for meters and chillers, LonWorks in older buildings, KNX for lighting.

The sequence of operation

The BMS equivalent of a functional design specification. For an AHU it reads like this: on occupied schedule, start the supply fan and prove it within thirty seconds; control supply air temperature to setpoint with the cooling valve; modulate outdoor air dampers on economiser conditions; hold minimum outdoor air by CO2; on freeze stat, stop the fan and open the heating valve; on fire, stop and close dampers. Every line becomes a control block and a test in commissioning.

Where the jobs are

Systems integrators for the major brands, MEP contractors, data-centre operators, facility management companies and the manufacturers themselves. Titles: BMS engineer, DDC programmer, commissioning engineer, building automation project engineer. Salaries track industrial automation and rise faster for data-centre work.

Moving from PLC to BMS

You already have logic, I/O, networks and commissioning. Add HVAC fundamentals (psychrometrics, chilled water systems, air distribution), BACnet, one vendor's tools, and the sequences. Is a DDC controller a PLC? Functionally, yes: a controller with I/O running a program. Its tools and objects are built for HVAC rather than machines.

Is BACnet hard? No. If you understand OPC UA's idea of objects with properties, BACnet is the same idea a decade earlier.
