BMS Engineer Careers in India: BACnet, HVAC Controls and Where the Work Is

The short answer
BMS engineering is industrial automation applied to buildings: the same controllers, the same PID loops and the same SCADA thinking, applied to air handling units, chillers, lighting and access instead of to a production line. In India the work is concentrated in commercial real estate, data centres, hospitals, airports, pharmaceutical facilities and hotels, and the largest employers are the building automation arms of Honeywell, Johnson Controls, Siemens, Schneider and Azbil, plus a long tail of system integrators.
What the job is
Design and selection. Reading mechanical drawings and schedules, producing an input/output list for every plant item, selecting controllers, sensors and valve actuators, and writing the sequence of operations.
Programming and graphics. Configuring controllers, writing control sequences for AHUs, chiller plants and VAV boxes, and building the operator graphics that facilities staff use.
Commissioning. Point-to-point checking, loop tuning, verifying interlocks, and proving the sequence works at real load rather than at the test bench.
Integration. Getting the chiller, the fire panel, the generator, the UPS, the lift and the energy meters to speak to the BMS head end, which is usually where a project actually gets difficult.
The protocols
BACnet is the native building automation protocol and the one that matters most. BACnet/IP over Ethernet is now the default at head-end level and BACnet MS/TP over RS-485 is still very common down at field level. Learn the object model: analog input, analog value, binary output, schedules, trend logs and notification classes. Most integration arguments are resolved by reading the other vendor's BACnet PICS.
Modbus is everywhere in the plant room because chillers, VFDs, energy meters and UPS units ship with it. It carries no object model, so somebody has to map registers by hand, and that mapping is where errors live. See Modbus RTU troubleshooting.
KNX appears in lighting and room control, particularly on projects with European specification. LonWorks persists in older installations.

Salary bands run broadly below equivalent process-industry automation roles at the entry level and converge with them at senior level, with data centre and pharma work at the top of the range. A commissioning engineer with three to five years and genuine BACnet integration experience is in demand, because most people in the field can configure but not integrate.
Why the overlap matters
If you already know PLCs, you know most of this. A VAV controller is a small PLC. An AHU sequence is interlocks plus a few PID loops with cascade. A BMS head end is SCADA with a different graphics convention. What you would need to add is HVAC process knowledge: why a chilled water system has primary and secondary pumping, what an economiser cycle is for, what dew point control is protecting against, and why static pressure reset saves more energy than anything else you will do.

Frequently asked questions
Is BMS a step down from industrial automation? No, it is a different market with different economics. Data centre and pharma BMS work is technically demanding and pays accordingly; low-end commercial fit-out work does not, and that is what gives the field its reputation.
Do I need HVAC knowledge to start? Not to start, but you will not progress past configuration without it. Learn the psychrometrics and the water side.
Is energy management part of the job? Increasingly it is the job. Metering, submetering, trend analysis and reporting to a standard such as ISO 50001 are where the measurable value is, and that is a reporting and data skill as much as a controls one.
